We provide property management and lettings services for landlords and tenants, including tenant sourcing, rent collection, property maintenance, compliance management, and day-to-day tenancy support.
We also offer additional services where agreed, such as professional cleaning between tenancies, furnishing or interior styling, key holding, utility setup and management, short-let management, and project management for refurbishments or upgrades.
The exact scope of services will be agreed in writing prior to commencement.
2. Fees and Charges
All fees are clearly outlined and agreed in advance. We operate with a transparent pricing structure and do not apply hidden charges.
We do not add mark-ups to maintenance or repair works carried out on your property. Any third-party costs will be communicated and approved before work is undertaken.
Additional services outside of the agreed scope may incur extra charges, which will always be discussed beforehand.
3. Payments
Payment terms will be agreed as part of your service agreement. This may include fees deducted from rental income or paid directly.
All payments must be made within the agreed timeframe. Late payments may result in additional charges where applicable.
4. Cancellations and Termination
Termination of services must be made in line with the agreed contract terms and notice periods.
Any fees due up to the termination date remain payable. Where services such as sourcing, project management, or works have already been initiated, associated costs will still apply.
5. Client Responsibilities
To enable us to manage your property effectively, you agree to:
- Provide accurate and up-to-date information about the property
- Ensure the property complies with all legal and safety requirementsInform us of any known issues (e.g. structural concerns, maintenance problems, or disputes)
- Authorise necessary works and decisions in a timely manner when required
6. Maintenance and Third-Party Works
We coordinate maintenance and repairs using trusted contractors where required.
While we take care in selecting and managing contractors, we are not directly liable for the performance of third-party providers. However, we will act in your best interests to ensure works are completed to a satisfactory standard.
7. Liability
We take reasonable care to deliver our services to a high professional standard. However, we are not liable for:
- Pre-existing defects or issues within the property
- Losses arising from tenant default, arrears, or behaviour
- Delays or issues caused by third parties or circumstances beyond our control
- Any loss resulting from inaccurate or incomplete information provided by the client
8. Compliance and Legal Responsibilities
We assist in ensuring your property meets current legal and regulatory requirements. However, unless explicitly agreed otherwise in writing, the ultimate responsibility for compliance remains with the property owner.

10. Governing Law
